Recent rolling data through August 2026 showed a Griffin Ranch median sale price of approximately $2.2 million, representing an increase compared with the same period the previous year.
At the same time, the number of individual Griffin Ranch transactions remains relatively small compared with a larger citywide market.
That matters.
One or two luxury sales can materially influence a neighborhood median, which is why I believe Griffin Ranch buyers and sellers should look beyond headline statistics.

Across the original eight closed sales analyzed in this September report, the average sold price per square foot was approximately $545.44.
The $698.12 per square foot result was approximately 28% above that closed sale average.
That difference is significant. It reinforces what I see inside Griffin Ranch: buyers aren't simply purchasing square footage. They're evaluating the complete property.
In Griffin Ranch, Buyers Aren't Simply Buying Square Footage
Price per square foot can be helpful for establishing a general frame of reference, but it shouldn't be used as the sole measure of value in a luxury community like Griffin Ranch.
A buyer may place additional value on: a superior homesite, mountain views, greater privacy, desirable orientation, mature landscaping, upgraded outdoor living spaces, architectural details, interior improvements, condition, floor plan and the ability to move into a completed property without extensive additional work.
That helps explain why two Griffin Ranch homes of similar size can achieve substantially different results.
